CITY OF RAMSEY <br /> DEVELOPMENT PERMIT <br />NORTH PINE PROFESSIONAL SERVICES <br /> <br />On June 26, 2001, Site Plan approval was granted by the City of Ramsey ("City") to SW Wold <br />Inc., a Minnesota corporation, ("Permittee") to construct a 20,075 square foot multi-tenant <br />office/warehouse building ("Structure") on the property which is legally described as follows: <br /> <br />Lot 2, Block 1, Ramsey Commercial Park 2ad Addition, Anoka County, Minnesota <br />the ("Site"). <br /> <br />This approval is issued pursuant to §9.03.06 of the City Code. The conditions of this approval <br />are as follows: <br /> <br />STRUCTURE. All building plans must be prepared and certified by a registered <br />engineer or architect. <br /> <br />STATE BUILDING CODE COMPLIANCE. The structures shall be constructed in <br />accordance with the requirements of the State Building Code. <br /> <br />SITE PLAN COMPLIANCE. The structures shall be sited and constructed on the Site <br />as shown on the Site Plan prepared by Lampert Architects, dated June 5, 2001. <br /> <br />SITE PREPARATION. All site grading and drainage shall be subject to approval by <br />the City Engineer. <br /> <br />REQUIRED IMPROVEMENTS. The Permit-tee shall construct and install the <br />following site improvements on the Site in accordance with the specifications and <br />location as shown on the Site Plan. The Required Improvements are as follows: <br /> <br />ao <br /> <br />Site grading and permanent erosion control in accordance with the approved <br />Grading Plan prepared by Howard Green Company, dated May 25, 2001. <br />Installation of bituminous driveways, parking lots and maneuvering areas. <br />Installation of B-6/12 continuous concrete curbing around the perimeter of all <br />bituminous surfaces. <br />Establishment of turf in areas disturbed during construction. <br />Landscaping in accordance with the Landscape Plan prepared by Lampert <br />Architects, dated June 5, 2001. <br /> <br />("Required Improvements) <br /> <br />-196- <br /> <br />INSPECTION FEES. The DEVELOPER shall be responsible for all inspection costs <br />incurred by the City related to the installation of the Required Improvements. The <br />DEVELOPER shall make a cash deposit into the appropriate escrow account at the City <br />and the City shall have the authority to draw upon these funds for the purpose of <br />compensating for inspection services.
