The site plan consists of the Preliminary Plat, Grading, Drainage, & Erosion Control Plan, <br />Landscape Plan and Site plan prepared by Midwest Land Surveyors and Civil Engineers, Inc., and <br />Building Elevations and Floor Plans prepared by Charles J. Radloff, Architect. We offer the following <br />comments: <br /> <br />General: The apartment building will be constructed on approximately 9.06 acres and is part of <br />the plat named The Ponds. The apartment building will be a three-story structure containing 82 <br />apartments designed for senior citizens. <br /> <br />Zoning: The property is currently zoned B-I, Business. As part of the platting process, you are <br />proposing to rezone the subject property to Planned Unit Development (P.U.D.).to allow for a mix <br />of housing styles. <br /> <br />Lot Coverage: The proposed apartment development area is 394,654 square feet in size (9.06) <br />acres) and lot coverage is restricted to 35% (which includes garages), or 138,129 square feet in this <br />case. The site plan is proposing to construct 34,778 square feet apartment building, which equates <br />to approximately 9% lot coverage. <br /> <br />Setbacks: As this development is proposed to be a P.U.D., staff has generally used the MR Multi- <br />Family Residential District regulations. City Code requires a 40 foot landscaped buffer area <br />between non-residential uses and K-1 and R-2 residential uses. Staff is recommending that this 40 <br />foot buffer requirement be interpreted to also apply to the higher density K-3 and Multiple <br />Residential developments adjacent to R-1 and R-2 residential uses. Therefore, the building must <br />be sited at least 40 feet from the common boundary with the adjacent single family homes to the <br />south. The building is setback approximately 70 feet from the nearest single family lot. <br /> <br />:-341- <br /> <br /> <br />
