-32- <br /> <br />Mike Black, Royal Oaks Realty, stated that the property is currently zoned commercial along <br />CSAH. #5, and the westerly portion of the property is zoned single family. The City's most <br />recent draft of the Comprehensive Plan identifies the site as mixed use. The plan being presented <br />to the Commission was in conformance with the Comprehensive Plan and reflects the "blue <br />print" the City has for the site. Mr. Black also noted that he did meet with the adjacent <br />neighborhood to discuss the development. The key points that were taken from the meeting were <br />that the area is unique and they don't want to lose that, they like the linear f,~ails across the <br />property that are. currently heavily used. He explained to the residents that.,~i:~ail system is a <br />big element of their plan and they would like to expand on it, as well as ke~g the nature view <br />of the existing wetland. Mr, Black stated that the majority of the n ('undersi°od that <br />development would occur some day on the property and they are n°tT'a:~ins~:~'~development, <br />but they do want to make sure that it is done fight. They would like t0>See as man~:~es, saved as <br />possible. He did discuss the possibility of hihng a tree spade: d' transplanting ~'7~nY pine <br />trees to the outer edge of the development. On the upper teveF0f the development <br />trees would have to be removed in order for the to ~t~t the ro,~d. Way and Put <br />services. The neighbors expressed a strong desire to %ri~i:~ol tree rem~f around the.per/meter <br />and he has pledged to do that. Once they have cleared thee ~i'~t of,:w~ ~r road construction they <br />will take another look at tree preservation. The other area 6:f,~0n~e~r~ had to do with. the increase <br />in traffic. Mr. Black explained that there would only b~:~i~¢, connection to the existing <br />neighborhood to the north. The other mai~?o£:concern had ~o Ga:with the retention ponds. <br />They are currently proposing retention pc}n~:;'$~7¢~i' gite that ar~i~ired by the water shed <br />district. Those ponds are there to handle m~i~2off fr~,.!~:i~pervio~}: ~urfaces. He stated that if would <br />have ~'~;~,that the lot waS)b~aildable he would not have built h/s home in the location that it is in. <br />If a ho~:~}.f~(:built on the::~ it would have to be very small home and would not fit in the area. <br /> <br />Paul G?, 57~:i~5¢:c';Urt, Ramsey, stated that his house would be across from the "dog house" <br />lot and what theY:~hve been told by Mr. Black is that the lot would need a variance in order for <br />construction of home to take place because it is a narrow piece of property. He stated that he <br />understands that expansion needs to happen, but it does need to be done fight and thinks Mr. <br />Black has those intentions.
