-42- <br /> <br />Case #9: <br /> <br />Request for Site Plan Review for Townhomes Located within The Ponds <br />subdivision; Case of Royal Oaks Realty, Inc. <br /> <br />Principal Planner Trudgeon stated Mr. Michael Black of Royal Oaks Realty, Inc. has applied for <br />site plan review for an apartment building to be located within The Ponds subdivision. The <br />applicant is plarming on constructing 82 apartment units designed for senior citizens. The <br />apartment building will be located on Dysprosium St. The applicant has:.i:submitted an <br />application for the rezorring of the development property from B-1, Busines~.~fid~.. . R-l, Single- <br />Family Residential to Planned~Unit Development (P.U.D.), The rez0~!!:~vould allow the <br />property to be subdivided into 7.~ single-family lots, 152 townhome uni,t, ST~;d;8~ ~apartment units. <br />The apartment building will be constructed in an area that is rough!~i!,~('06 }~es~ size. The <br />gross density of the apartments will be 9.05 units per acre. Once:,w~fiands are f~ctdZed out, the <br />net density will be 14.36 units per acre. The proposed landscaping plan is deficient in <br />se9e~'fi[eas, namely the !~¢k of detail and insufficient number of planting around the apartment <br />buildingS:Staff wilt set up(~eting with the applicant in the near future to discuss how to create a <br />landsca~lfig;:,plan that ~ts City standards.
