McDonald Second Addition <br />Final Plat Review <br />September 20, 2001 <br />2 of 2 <br /> <br />Wetlands: All wetlands are identified and designated as drainage and utility easements. <br />Wetlands shall be protected from erosion with the use of silt fence during construction. AtSer <br />construction, vegetation should be re-established prior to the removal of the silt fence. <br /> <br />I <br />I <br />! <br />I <br />I <br />I <br /> <br />Drainage: The city has received drainage information for the plat and finds the drainage plan <br />generally acceptable. It is the property owner's responsibility to take full responsibility in ensuring <br />that there is adequate drainage away from structures. <br /> <br />Access to Lots. The subdivision is not proposing construction of new streets into the plat. The <br />two newly created lots will receive public access from Variolite Street. The two newly created <br />lots share an access onto Vafiolite Street. It should be noted that there is language in the <br />development agreement that states that the placement of the driveways should be situated on lots <br />in such a way to allow for access to ultimately be gained from a road located within the plat and <br />that will eliminate all accesses on Variolite Street once a resubdivision occurs. <br /> <br />Utilities: All lots will be served by on-site sewer and water. <br /> <br />Park Dedication: As directed by the development agreement for McDonald Addition, all future <br />resubdivisions shall pay the park dedication fee. The established fee is $1,300.00 per housing <br />unit. Therefore, $2,600.00 is due to the City prior to the release or,he final plat for recording. <br /> <br />Trail Fee: The City has established a trail development fee at a rate of $325 per unit. This fee <br />must be paid for the new lots created prior to release of the final plat for recording. <br /> <br />I <br />I <br />! <br />I <br />I <br />I <br />I <br /> <br />Stormwater Management Fee: The City has enacted a Stormwater Management Fee at a rate <br />of $375.00 per unit. This fee must be paid for the new lots created prior to release of the final plat <br />for recording. <br /> <br />The Ramsey City Council will be meeting at 7:00pm on Tuesday, September 25, 2001 at the <br />Ramsey Fire Station #2 located at 15050 Armstrong Boulevard, to consider your request for final <br />plat approval.
