Hutcl'finson: <br /> <br />We are in receipt of your site plan to develop an apartment building on a portion of the Lord of <br />Life Church property. The original submittal consisted of two pages entitled Site and <br />Landscaping Plan prepared by Vanman Companies and dated July 17, 2001,' and the 13 pages <br />entitled Preliminary Design prepared by Vanman Companies and dated May 29, 200t. A <br />supplemental submittal, dated September 20, 2001 by Van_man Companies has also been <br />reviewed. <br /> <br />General: The apartment building will be constructed on approximately 10.05 acres and is <br />part of land being resubdivided by Lord of Life Church. The apartment building will' be a <br />three-story structure containing 47 apartments designed for senior citizens. The development <br />property will be identified as Lot 2, Block 1, Lord of Life Once the platting process is <br />completed. <br /> <br />Zoning: The subject property is currently zoned and B-1 Business ~md R-3U Residential. As <br />part of the development, you are proposing to rezone the property to MX, Multiple <br />Residential. <br /> <br />Lot Coveratle: The proposed apartment development area is 437,778 square feet in size <br />(t0.05 acres) and lot coverage is restricted to 35% (which includes garages), or 153,222 <br />square feet in this case. The site plan is proposing a footprint of 25,740 square feet, which <br />equates to approximately 6% lot coverage. <br /> <br />Setbacks: The proposed building meets or exceeds all required building setbacks under the <br />MI'L, Multiple Residential. City Code requires all access drives be setback at least 20 feet from <br />lot lines of land zoned R-t Residential.
