To the north, the adjacent property is zoned R-I, Single Family, to the <br />south the properties are zoned B-I, Business and R-I, Single Family. To the east and west <br />the adjacent properties are zoned B-1 and B-2 Business. <br /> <br />That the Applicant has submitted a general development plan that proposes to develop the <br />property with townhomes at a density that will not exceed the MR High Density Multi- <br />Family Urban Residential maximum of 15 units per acre. <br /> <br />That the current Comprehensive Plan identifies the Subject Property for development with <br />commercial uses. <br /> <br />That the proposed zoning amendment will not substantially adversely impair the use or <br />market value of any surrounding property. <br /> <br />That the proposed zoning amendment will not change the essential character of the area. <br /> <br />That the existing road infrastructure will be capable of accommodating, in a safe manner, the <br />additional traffic to be generated by the rezoned property. <br /> <br />11.
