-410- <br /> <br />It is the policy of tl~'e City that the following standards and guidelines for the <br />dedication of land for park, playground, and public open space purposes (or <br />cash contributions in lieu of such dedication) in the subdividing and <br />developing of land within the City shall be directly related to the density and <br />intensity of each subdivision and development. It is further the policy that it <br />is intended that subdivision dedication shall first be allocated toward <br />deficiencies in the subdivision, neighborhood or specific district park(s), <br />then to trails linking parks, then community parks, then multi-jurisdictional <br />park(s) in the City. Finally, that dedication fees recognize the impact upon <br />each of these systems by the subdivision of land. <br /> <br />Residential Parkland Dedication. The amount of land to be dedicated to <br />the City for public park and recreation purposes by a subdivider for <br />residential development shall be based on the gross area of the proposed <br />subdivision, and the net density. <br /> <br />Dwe!li.ng .Units (net density). <br /> <br />Land To Be Dedicated <br /> <br />Up to - 3.0 units per acre 10% <br />3.1 - 5.0 units per acre 15% <br /> <br />5.1 + units per acre <br /> <br />Add .5% for each unit over 5 <br /> <br />9.50.30 <br />1 <br /> <br />Industrial/Commercial Parkland Dedication. Subdividers of <br />commercial/industrial land shall be required at the time the final plat is <br />approved to dedicate to the City for public park and recreation purposes, an <br />amount of lafid up to 5% of the gross land area as determined by the <br />CounciI. <br /> <br />Planned Unit Development (PUD). Parkland dedication requirements for <br />PUD's shall provide a minimum of ten percent (10%) for public park and <br />recreational uses or cash in lieu of land in addition to those special <br />requirements in §9.20.31. <br /> <br />Standards for Accepting Dedication of Land for Public Park Purposes <br /> <br />Land proposed to be dedicated for public purposes shall meet the <br />needs of the City. <br /> <br />Prior to dedication for public purpose, the subdivider shall deliver to <br />the City Attorney, an abstract of title or registered property abstract <br />for such dedication. Such title shall vest in the City good and <br />marketable title, free and clear of any mortgages, liens, <br />encumbrances, assessments and taxes.
