BiB has already constructed a concrete building pad as a courtesy to City-Wide Garage Door to mitigate any inconvenience incurred. It appears that the pad meets the 35-foot setback requirement from the rear property line, but this' must be confa'med on the building permit application or the slab should be adjusted accordingly. Mr. Clauson has indicated he has engaged a consultant to prepare a site plmu for an expansion of the principal building, therefore, staff recommends addressing the addition of pavement and curbing to the site ~is part of the larger expansion scheduled to occur this summer. Commissioner Nixt stated he would rather the applicant come in for a variance rather than move the slab if it doesn't meet the 35-foot rear setback requirement. He also noted he would like the paving and curbing improvements to be made a condition of this approval even if they are to be deferred until the expansion occurs. The Planning Commission proceeded to discuss that maintenance-free siding is a variation from the natural or prefab masonry requirement Mr. Clauson noted that the existing bull. ding has brick and cedar siding. Motion by Commlssioner Nix-t, seconded by Commissioner Dempsey, to recommend that City Council approve the site plan for City-Wide Garage Door's accessory building with maintenance-free siding and asphalt shingles, contingent upon compliance with City Staff Review Letter dated April 13, 2000, and the proviso that the required paved and curbed access to the structure is deferred as part of the required site improvements for the expansion of the principal building on the property; if proper site plan application for that expansion is not received by the City by June 30, 2000, the applicant will be required to install the curbed and paved access to the structure as previously required. Motion Carried. Voting Yes: Chairperson Anderson, Commissioners Nixt, Dempsey, Kociscak, and Wivoda. Voting No: None. Absent: Commissioner Johnson. ADJOURNMENT Motion by Commissioner Wivoda, seconded by CommissiOner K°ciscak, to adjourn the meeting. Motion Carried.
