CITY OF RAMSEY <br />DEVELOPME1Y-f PERM2T <br />CITY-WIDE GARAGE DOOR, INC. <br /> <br />On April 25, 2000, site Plan approval was g~anted by the City of Ramsey ("City") to City-Wide <br />Garage Door, Inc. (" Permittee" ), a Minnesota corporation, to construct a 960 square foot <br />accessory building ("Structure") on the property which is generally known as 6845 Hwy. #i0 <br />N.W. and legally described as follows: <br /> <br />(Insert Legal Description Here) <br /> <br />the (" Site"). <br /> <br />This approval is issued pursuant to §9.03.06 of the City Code. The conditions of this approval <br />are as follows: <br /> <br />STATE BUILDING CODE COIV[PLIANCE. The structure shall be constructed in <br />accordance with the requirements of the State Building Code and Ramsey Zoning Code. <br /> <br />SITE PLAN COMPLIANCE. The structure shall be sited and constructed on the Site <br />as shown on the B&B Carpet/Retail Utility Plan (Sheet C-2) prepared by Amcon dated <br />11/05/99. Further, that if the structure location as depicted on the plan does.not comply' <br />with the 35 foot rear yard setback regulation, proper adjustments shall be made' or a <br />variance approved by the Board of Adjustment will be necessary. <br /> <br />SITE PREPARATION. All site grading and drainage shah be subject to approval by <br />the City Engineer. <br /> <br />REQUIRED IMPROVEMENTS. Installation of a paved access to the Structure, edged <br />with B-612 concrete curbing, is required and shall be deferred to the development permit <br />entered into for the pending expansion of the principal building on the Site. If the <br />Permittee fails to make proper application for site plan approval for the expansion of the <br />principal building by June 30, 2000, the Permittee herein agrees to install the paved and <br />curbed access to the Structure by September 30, 2000. Said plans for the access to the <br />Structure are subject to the approval of the City Engineer. <br /> <br />FIRE LANES. Fire lanes shall be maintained on the Site. The exact location of these <br />items on the Site' shall be as directed by the City's Fire Chief. <br /> <br />LIGHTING. Any lighting installed on the structure or in the parking lot is subject to the <br />prior approval of the City Engineer and shall be designed so as to deflec{ light away from <br />Hwy. #10.
