Absent: Commissioner Jensen and Commissioner <br />Nixt. <br /> <br />Case//5: Request for Rezoning of Mallard Ponds; Case of Chris Bulow <br /> <br />Chairperson Anderson closed the regular portion of the Planning Commission meeting at 7:49 <br />p.m. in order to conduct the public hearing. <br /> <br />Public Hearin~ <br /> <br />Chairman Anderson called the public hearing to order at 7:49 p.m. <br /> <br />Presentation <br /> <br />City Planner Rasmussen stated that Chris Bulow is requesting a rezoning of property proposed to <br />be platted as Mallard Ponds to facilitate the redevelopment of detached town.homes, twinhomes <br />and a future apartment complex. The property is 16.67 acres in size and is within the <br />Metropolitan Urban Service Area (MUSA). The preliminary plat accompanying the application <br />proposes to develop the entke parcel with i7 detached townhomes, 40 twinhomes and a future <br />apartment complex. The adjacent parcels to the'north and west (Flintwood Hills 2'q5~ Addition) <br />are zoned Planned Unit Development (PUD). The parcels on the east are zoned B-1 Business. <br />The Comprehensive Plan Draft dated December 21, 1999, designates this area for high density <br />residential according to the Future Land Use Map.
