Site Plan Review: Ramsey Townhomes <br />Page 3 of 5 <br />November 3, 2000 <br />Revised November 17, 2000 <br /> <br />11 <br /> <br />12. <br /> <br />13. <br /> <br />yards of the townhome units and must consist of a species other than ash. Foundation <br />plantings are proposed to consist of 408 spirea. Staff is recommending that more shrub <br />diversity be used than what is provided for in the Plant Material Schedule. <br /> <br />Twelve colorado spruce are shown south of Sunwood Drive and west of Trunk Highway #47. <br />The eight trees closest to the road will need to be replaced with decidious trees so as not to <br />shade this curve as it approaches a State Highway. Staff is recommending that hackberry or <br />white oak species be used in this area. The river birch species south of this point are a good <br />choice if they are to be in an irrigated area.- One additional tree, for a total of 21 trees, will' <br />need to be added within the boulevard area to meet the minimum 35-foot street frontage <br />spacing requirement. <br /> <br />14. <br /> <br />· Fencing: City Code restricts fencing to a maximum of 8-feet in height in an R-3 Urban <br /> Residential District. The site plan is proposing a 6-foot wood fence 'parallel to Highway ~7 <br /> (along the east side of the project area). The proposed privacy fence meets City Code <br /> standards. <br /> <br />15. <br /> <br />Screening: The parking nodes in the northwest and southwest areas of the project site are <br />required to be screened from Sunwood Drive. These areas.are proposed to be screened by <br />Colorado Spruce. The parking node in the southwest comer of the townhome area requires <br />approximately two more trees to sufficiently screen the parking node from Sunwood Drive. <br /> <br />Ail plantings within 30-feet of the driveways 'or street intersection, do not exceed the 36" <br />height restriction. <br /> <br />16. <br /> <br />Waste Storage: City Code requires all waste storage areas to be located in the rear or side' <br />yard and they must be screened. The site plan does. not indicate any outside waste storage <br /> <br />areas. <br /> <br />Off Street Parking, Desian: All off-street parking nodes will be paved and finished with B. <br />612 concrete curbing. The individual driveway units will also be paved. <br /> <br />Driveway Widthi Driveways are.restricted to a width of 24 feet; the proposed driveways <br />meet City standards. <br /> <br />Off Street Parking, Number: City Code requires two off-street parking spaces for each unit <br />in a two unit structure. In this case a total of twenty-four (24) off-street parking spaces are <br />required. The two one-bedroom units require 1,5 parking stalls, for a total of three. The <br />eight two-bedroom units require two off-street parking stalls per unit, for a total of sixteen <br />stalls required. The six three-bedroom units require 2.5 parking stalls per unit for a total of <br />I5 parking spaces. The one five-bedroom unit will is required to provide 3.5 parking spaces. <br /> <br />-195- <br /> <br /> <br />
