Case #6

Request for Site Plan Review of Building Fasteners, Inc.; Case of Sharp and
Associates

Presentation
Associate Planner Geisler advised Building Fasteners, Inc. is proposing to construct an addition
to an existing manufacturing building on the property located at 7100 Sunwood Drive. She
indicated the property is zoned E-1 Employment, and manufacturing facilities are a permitted use
in this district. She stated the site plan is proposing to develop an addition with a 30,588 square
foot footprint that will include 34,245 square feet of manufacturing space and 3,657 square feet
of office space. The lot in question is approximately 3.3 acres in size. She noted lot coverage is
restricted to 45% or approximately 65,644 square feet, and the proposed building's footprint is
approximately 61,992 square feet. She indicated the proposed site plan meets the required fi'ont,
rear and side yard setbacks.

Associate Planner Geisler indicated the landscaping plan is generally acceptable, but additional
trees and shrubs will be required to fully meet City Code requirements. The proposed addition
appears to meet architectural standards for finish materials. She stated additional information on
storm water discharge locations is required as to location of discharge and amount. The
submitted site plan suggests semi-trailer trucks may need to use the public right-of-way on Jasper
Street in order to back into the loading docks on the addition, therefore staff is requesting more
information regarding the use of these docks.

Associate Planner Geisler stated Staff recommends site plan approval contingent upon
compliance with City Staff Review Letter dated August 1, 2003.

Public Hearing
Dennis Sharp, Sharp and Associates, 10907 93ra Avenue in Osseo, stated they have corrected
most of the staff letter issues. He indicated their only concern is the 76 shrubs required. They
have Japanese yews there now, and crab apple trees. He does not know where they would put 76
new shrubs. He noted the new addition is more narrow than the existing building on the front
where they would be planting them.

Associate Planner Geisler indicated the staff member who did the landscape calculation only
looked at the area the new building would be on.

Assistant Community Development Director Trudgeon stated they would want to look at it and
see what is there, but staff can make a recommendation after the fact even if this is approved
tonight.

Mr. Sharp indicated the building will be the same color as the existing building; they will be
carrying the theme through. He indicated the waste storage enclosure, from his point of view, is
not needed. They have two now with the existing building that they do not use, since most of
their waste is scrap metal and they keep it inside. He stated they have two 25 foot poles to carry
the lighting, which the architect neglected to show the first time, but is portrayed on the revised

Planning Commission/August 7, 2003
