As for access to the road, there <br />is plenty of room without going into the right-of-way for the kind of trucks they use. <br /> <br />Assist Community Development Director Trudgeon indicated there was only one dock, which <br />was why they were concerned, but if they are using a cube truck, that clears it up. Staff can look <br />at that piece again. <br /> <br />Mr. Sharp indicated the access would be a one-way as well, so there would not be any backing <br />up. <br /> <br />Chairperson Johnson stated they have to be concerned about semi-trailer use for resale ten or <br />fifteen years down the road. <br /> <br />Motion by Commissioner Brauer, seconded by Commissioner Shepherd to recommend that the <br />City Council grant approval of the proposed site plan for an addition to an existing <br />manufacturing/office building contingent upon compliance with City Staff Review Letter dated <br />August 1, 2003, with the added condition that the petitioner work with Staff on the tree <br />requirements. <br /> <br />Motion carried. Absent: Chairperson Nixt, Commissioner Van Scoy. <br /> <br />Assistant Community Development Director Trudgeon stated they will revise the staff review <br />letter before this going to the City Council. <br /> <br />Case/t7 <br /> <br />Request for Site Plan Review of Precise Metal Craft; Case of L & D <br />Properties, LLC <br /> <br />Presentation <br />Associate Planner Geisler advised that L and D Properties, LLC is proposing to construct a <br />12,533 square foot manufacturing/office building generally located on Radium Street NW <br />between McKinley Street NW and 140th Avenue NW. The new manufacturing/office building is <br />located in the E-2 Employment District, and manufacturing/office facilities are a permitted use in <br />this district. She stated the lot in question is approximately 1.3 acres in size, and lot coverage for <br />the proposed project is approximately 22%. The proposed site plan meets the required front, <br />rear, and side yard setbacks. <br /> <br />Associate Planner Geisler indicated the landscaping plan is deficient in the number, species and <br />placement of plantings. A revised landscaping plan will be required. She stated the proposed <br />building appears to meet architectural standards for finish materials. She indicated the grading <br />and drainage plan is also deficient in a number of ways and will need to be corrected before <br />going to City Council, as outlined in the City Staff review letter.
