forward the Site Plan to the City Council until revised plans have been submitted and reviewed <br />by Staff. <br /> <br />Eric Bladholm, representing L and D Properties, indicated they have had their engineer and <br />architect submit plans based on Staff's letter. They would still like to work with the City on how <br />the water drainage would work. He indicated the only other issue is paving the back section until <br />an addition is built. <br /> <br />Commissioner Brauer asked what the issue is with the drainage. <br /> <br />Mr. Bladholm indicated the first plan was not well thought out, and was put together quickly to <br />get on the agenda so the building can be up before winter. <br /> <br />Chairperson Johnson asked if the plan has been resubmitted but staff has not had a chance to <br />review it yet. <br /> <br />Assistant Community Development Director Trudgeon stated that was correct. <br /> <br />Chairperson Johnson asked about the paving issue. <br /> <br />Associate Planner Geisler stated they require that maneuvering areas are paved. <br /> <br />Assistant Community Development Director Trudgeon explained the petitioner is saying they do <br />not want to pave it because it could be future expansion area. <br /> <br />Mr. Bladholm stated it shows future expansion there, so for truck maneuvering they would have <br />to pave it, and then tear it up for the addition. He would like to work with staff so they can avoid <br />doing it twice. <br /> <br />Chairperson Johnson clarified they are only proposing not paving the building expansion area. <br /> <br />Assistant Community Development Director Trudgeon indicated Staff would stand by their <br />original recommendation. It will be used for maneuvering in the mean time, and they do not <br />know when an expansion will take place. He stated they could also hold escrow for a certain <br />number of years and if no expansion is added, require paving at that time. However, he indicated <br />that is another thing that could fall through the cracks. <br /> <br />Commissioner Brauer stated he was not comfortable saying they have to do it in a few years if <br />they do not expand, but he does not necessarily want them to have to tear up a lot of asphalt and <br />dump it, either. <br /> <br />Chairperson Johnson noted they need to remember what they do here has to apply elsewhere. <br /> <br />Mr. Bladholm stated the neighboring business has trucks backing off the street.
