The City has received an application from Gerald
and Karen Schmidt for a conditional use permit to exceed the detached accessory building size
restrictions established in City Code on the property located at 15243 Yakima Street NW. The
subject property is approximately 37,000 square feet in size; City Code restricts accessory
buildings to 1,488 square feet on parcels this size. The applicants are proposing to construct a
detached accessory building that would be 1,080 square feet. Based on the existing accessory
square footage, the new building would exceed the allowable total for the parcel by 456 square
feet. The applicants are requesting the additional square footage to construct a building to store
the applicant's motor home, boats, and other property. The applicants are limited to three
accessory structures on the property. The proposed detached accessory building will comply
with all of the setback requirements and accessory structure height restrictions established in City
Code. City Code requires accessory structures to match the finish material on the dwelling or
have metal panels that are color compatible. The applicants' home is stucco; the applicant is
proposing vinyl or hardboard siding for the accessory structure that will be the same color as the
home. The Planning Commission and staff recommended granting the request for conditional
use permit.

Motion by Councilmember Cook, seconded by Councilmember Kurak, to adopt Resolution #03-
08-217 adopting Findings of Fact #0645 relating to Gerald and Karen Schmidt's request for a
conditional use permit to exceed accessory building size requirements on the property at 15243
Yakima Street NW.

Motion carried.
