Site Plan Review: Tradesmen Properties
February 25, 1999

Fire Lanes: The fire Chief will require the east paved drive and the northeast side of the building
be designated and signed as fire lanes, and kept clear of all obstructions.

Drainage and Grading: Runoff from the site is proposed to be transmitted over land to two
catch basins, one located on the southwest comer and the other lc~cated on the southeast comer of
the site. This existing storm sewer was designed to handle the direct runoff from this site, and
discharges to a regional stormwater pond located southeast of the subject property. This site plan
proposes to install two catch basins and 68 feet of 12-inch storm sewer. The grading plan is
acceptable; however, consideration could be given to flattening the slope of the approach
driveway into the site.

Lighting Plan: An exterior lighting location plan has been submitted. The proposed fixtures will
be 150-watt HPS. The exterior lighting fixtures and locations will comply with City Code
requirements.

'- The Ramsey Planning Commission will be meeting to review the proposed site plan on Tuesday,
March 2, 1999, at 7:30 p.m. Staff suggests that you, or your representative, be present at this
meeting to answer any questions that may arise.

Enclosed for your information is a copy of the case cover sheet for the Planning Commission
meeting.
