This area represents approximately
2,500 acres of total land use in the community, two thirds of
which have already been developed to single family housing.

In order to ensure that low density mixed-housing projects can
be made viable and acceptable in t~e face e, fpub!~c c~p~s~n to
the communi_ty., all certain low densi_ty mixed-housing projects
are intended to be the subject of a Planned Unit Development
(PUD)7. Ally residential development proposal containing unit
._types other than exclusively single-.family detached housing will
be required to be processed as a PUD. Individual elements (or
housing types) within a PUD may range in density as long as the
overall density of the PUD does not exceed a maximum of 4
units per net acre.

~'Zx~.d R ! ~'.'~/ Residential Performance Criteria:
Proiects within the Mixed Residential areas as shown on the
~L~,t2x~~and Use Plan !and us~ shall ~ to the following
~ perI0rmance criteria:

1, The project is--shall be.planned as an integral dement of the
larger neighborhood with interconnecting streets, pedestrian
trails and greenways.
2. Higher intensity housing is-shall be planned as an integrated
part of the project and may be used for buffering or
transition to major roads or more intense uses.
3. Higher intensity housing kas shall have direct access to
major roadways (local collectors) so excessive traffic is not
routed through local streets and lower density
neighborhoods.

? The Planned Unit Development is a process by which land use can be mom closely tied to design
decisions during a subdivision approval process. It allows for more opportunities to preserve open space
and natural features and provide a variety of housing types through greater flexibility with zoning
regulations.

Ramsey Comprehensive Plan Page V-17
