Voting No: None. <br /> <br />Case #3: <br /> <br />Request for Final Plat Approval of Gobernatz 2"d Addition; Case of John <br />Gobernatz <br /> <br />Zoning Administrator l~rolik advised that John Gobematz is requesting final plat approval to <br />create two new 2.5 acre lots from his 35 acre homestead located on the south side of 177'~ <br />Avenue NW, east of St. Francis Boulevard NW. The plat is a minor subdivision for which no <br />public heating is required. In 1989, Mr. Gobematz gave two of his four children a 2.5 acre lot <br />from the then 40 acre homestead. In 1990, the minimum lot size north of Trott Brook was <br />increased from 2.5 acres to 10 acres. Now Mr. Gobematz is proposing to replat his homestead <br />into a 30 acre parcel for himself and two 2.5 acre lots for the remaining two children. All three <br />lots meet the 200 footage on public road requirement and the Anoka County surveyor's office is <br />recommending that the wetland on the southern portion be dedicated as utility and drainage <br />easement, with the exception of the existing driveway onto T.H. //47, and all right of access <br />adjacent to T.FL ~t47 should be dedicated to the State. The plan will be going to the Park and <br />Recreation Commission for determination on the park dedication on June l lth.
