Site Plan Review: Carlson Collision Center <br />January 28, 1998 <br />Page 3 of 3 <br /> <br />Utilities: The site will be required to connect to municipal utilities. The developer will <br />responsible for charges associated with connecting to these services. <br /> <br />Landscape: In accordance with the B-3 regulations, there is a 17+ foot green space across the <br />front of the property. The landscape plan as proposed should be considered the absolute <br />minimum. The Developer is encouraged to add additional deciduous trees adjacent to the <br />building and staff will be recommending that the developer be required to add plantings along <br />the side property lines to the rear property line. These plantings can be smaller in stature. <br /> <br />Sign: City Code allows for one pylon or free standing sign per parcel at a size not to exceed 100 <br />square feet. The amount of wall signs permitted is equal to 15% of the area of the front wall and <br />up to 50% of that allotment may be displayed on other than the front wall. A sign permit from <br />the City is required prior to installation of any signs. <br /> <br />Lighting: A lighting plan and fixture schedule is provided on the Site Plan. However, no <br />information has been submitted on the type of lighting fixtures. The units must be in compliance <br />with City Code. Attached is a memorandum drafted January 22, 1998 outlining acceptable <br />lighting fixtures. <br /> <br />The Planning Commission will be meeting at 7:30 p.m. on Tuesday, February 3, 1998, to <br />consider your request for site plan approval. I strongly suggest that you, or your representative, <br />be present at the meeting to answer any questions that may arise. For your information, I have <br />enclosed a copy of the case cover sheet.
