The text on this sheet should also be <br />corrected to reflect a six (6) foot, rather than a five (5) foot, setback on the garage side of <br />the property. Because this area is mostly pine trees, the developer will be required to <br />submit a tree disposal plan for City staff approval to ensure that the disposal methods will <br />not create a breeding ground for the pine bark beetle. City staff is also requiring that the <br />Landscape Plan be modified to include a size of the plantings to bo established and <br />recommending that the 15 Betula Platyphylla be replaced with Betula Pendula. <br /> <br />In addition, there are a considerable number of smaller "volunteer" Norway Pines that <br />should be mechanically transplanted within the plat. These trees should be relocated to <br />provide screening to the north - with any extra trees situated in locations desired by the <br />owner - but not immediately south of the street intersection. This, and the use of tree <br />save fences by the home builders will fulfill the terms of the City's Tree Conservation <br />policy. <br /> <br />11. <br /> <br />Utilities: We have received a Preliminary Utility Plan prepared by Charles W. Plowe, <br />consulting engineer, that is dated February 10, 1997. <br /> <br />12. <br /> <br />Park Dedication; It was agreed in the purchase agreement for the property that there <br />would be a cash payment to satisfy park dedication and that the selling price of the <br />property, $10,500 per lot created, would include the $825 per unit park fee. This fee will <br />be used for the development of Alpine Park on the south side of 153rd Avenue. <br /> <br />The City Council will be meeting at 7:00 p.m. on Tuesday, March 25, 1997, at the Ramsey <br />Municipal Center, to consider your request for preliminary plat approval of Alpine Estates. A <br />copy of the case cover sheet is enclosed for your information.
