12 <br /> <br />However, if the plans, specifications and proposals showing <br />all of the said features of a particular structure or other <br />items above listed have been submitted to the Committee, and <br />the Committees shall fail to approve or disapprove such <br />plans, specifications and proposals within thirty days after <br />submission of such plans, specifications and proposals to <br />it, then approval will be conclusively presumed. Any plans, <br />specifications and proposals so approved, either expressly <br />'in writing or by expiration of the thirty-day period <br />hereinabove provided, shall then permit the homeowners to <br />construct in accordance therewith unless said construction <br />actually results in substantial detriment to the appearance <br />of the structure or of the surrounding area in which case <br />said construction shall be corrected to conform to the plan <br />as submitted. Any structure to be erected in accordance <br />with approval so given must be erected and completed within <br />eighteen months of approval, or new approval obtained.. If <br />any structure is begun, and is not completed within one year <br />after the commencement of construction, and in the judgment <br />of th~ Architectural Supervisory Committee is of offensive <br />or unsightly appearance~ ~the said Committee may take such <br />steps as may be necessary, in its judgement, to improve the <br />appearance so as to make the property harmonious with other <br />properties, such steps including completion of the exterior <br />of the Structure, screening or covering of the structure, or <br />any combination thereof or similar operations; and the <br />amount of any expenditure made in so doing shall be a lien <br />on the property and may be enforcible by action at law. <br /> <br />A!~TICLE IV <br /> <br />MANAGEMENT, MAINTENANCE, REPAIR AND REPLACEMENT <br /> <br />4.1 Lots. It shall be the responsi~lity of each Owner or <br />tenant of Owner to maintain, repair and replaced at his <br />expense all portions of his Lot; to perform his <br />responsibilities in such manner as not unreasonably to <br />disturb other occupants, or remove any portion thereof or do <br />anything which would or might jeopardize or impair the <br />safety or soundness of the Property; and to repair and <br />replace at'his expense, any portion of another Lot which has <br />become damaged or destroyed by reason of his own acts or <br />omissions or the acts or omissions of any invitee, licensee <br />or guest of such Owner or tenant of Owner within thirty (30) <br />days after such damage has occurred or any extension of such <br />thirty (30) day period granted in writing by the Committee. <br /> <br /> I <br /> <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br /> <br /> <br />
