Official mapping does not require major approvals or public financial assistance. Additionally, <br />because there is no physical action being taken, there is no infrastructure required. It is not <br />anticipated that any existing permits or plans will need to be modified. <br /> <br />Land Use <br />Describe current and recent past land use and development on the site and on adjacent lands. <br />Discuss project compatibilibj with adjacent and nearby land uses. Indicate whether any potential <br />conflicts involve environmental matters. Identify any potential environmental hazards due to <br />past site uses, such as soil contamination or abandoned storage tanks, or proximity to nearby <br />hazardous liquid or gas piplines. <br /> <br />Current land use along the TH 10 corridor through the study area includes a mix of <br />vacant, agricultural, residential, industrial, commercial and public/institutional uses <br />(See Figure 9.1, Existing Land Use in the Ramsey Town Center AUAR excerpted from the <br />Ramsey Comprehensive Plan, 2002). <br /> <br />The City anticipates an increasing amount of commercial and residential development <br />from Ramsey Boulevard to the western edge of the study area (see Figure 5.4, Future <br />Land Use in the Ramsey Town Center ALTAR excerpted from the Ramsey Comprehensive <br />Plan, 2002). The majority of the development includes the Ramsey Town Center (See <br />Exhibit 2 and the TH 10 Corridor Management Plan, Section 3.2.2). Item 7 of the Ramsey <br />Town Center AUAR documents that the Ramsey Town Center development will contain <br />approximately 2200 units of medium- and high-density residential units, as well as over <br />1.6 million square feet of mixed use development. The City also anticipates that <br />approximately 270 acres of land between Puma Street and the western edge of the <br />Ramsey Town Center, and from CSAH 116 and TH 10 to the north and south will be <br />developed as a mixture of medium- and high-density residential. There are also 100 <br />acres of land between TH 10 and Riverdale Road (east of Mississippi West Park) is <br />available for mixed use development. Ramsey is also developing a series of frontage <br />and supporting roads parallel to TH 10. <br /> <br />The proposed action of officially mapping land along TH 10 (See Exhibit 4: <br />Recommended Area for TH 10 Corridor Official Mapping for the specific area) does not <br />require any physical action and is compatible with adjacent and nearby land uses. <br />Additionally, official mapping poses no environmental hazards related to past site uses, <br />such as soil contamination, abandoned storage tanks, or hazardous liquid or gas <br />pipelines (see also Item 27, Compatibility with Plans). <br /> <br />10. <br /> <br /> Cover Types <br />The following information should be provided instead of the EAW requirements: <br /> <br />A cover type map at least at the scale of a USGS topographic map, depicting: <br /> <br /> Wetlands - identified by type (Circular 39) <br /> Watercourses- rivers, streams, creeks, ditches <br /> Lakes - identify protected waters status and shoreland management classification <br /> Woodlands - breakdown by classes where possible <br /> Grassland - identify native and oId field <br /> Cropland <br /> <br />RAMSEY TH 10 CORRIDOR AUAR 12 <br /> <br /> <br />
