Kalway <br />Basalt Properties, LLP <br />15187 County Road 75 <br />Clearwater, MN <br /> <br />Re: Site Plan - Basalt Properties <br /> <br />Dear Mr. Kalway: <br /> <br />We are in receipt of a Site Plan, Grading, Drainage, and Utility Plans prepared by SEI Consulting Civil <br />Engineers dated August 5, 2003, Revised September 10, 2003, Landscaping Plan prepared by SEI <br />Consulting Civil Engineers dated August 5, 2003, Revised September 9, 2003, Building Elevations <br />prepared by Fischer Engineering dated July 19, 2003,, Revised September 9, 2003 and Lighting Plan <br />prepared by Sduth Side Electric dated July 30, 2003. We offer the following comments: <br /> <br />General: The site plan is proposing to develop two commercial buildings on 2.62 acres along Basalt. <br />N.W. The subject properties currently, consist of three separate parcels platted as Gateway North. As <br />part of the development, the City is processing a minor subdivision to combine the three lots and a <br />Planned Unit Development (PUD) zoning request to allow for two principal buildings on the property <br />and for a smaller rear yard setback for one of the buildings. You are proposing an 11,200 square foot <br />building and a 16,800 square foot building to house office, storage, and industrial activities. <br /> <br />Zoning: The site is currently zoned E-I; office, storage and industrial activities are allowed in this <br />district. <br /> <br />Lot Coverage: The site plan proposes to construct two building for a total of 28,000 square feet. The <br />subject property is 114,167 square feet in size. Your proposed lot coverage 25% which is under, the <br />City's maximum lot coverage of 45%. <br /> <br />Accessory Use: Commercial or business buildings and structures for a use accessory to the principal <br />use are permitted, but such use shall not exceed 30% of the gross floor space of the principal use. <br />There are no accessory buildings indicated in the current proposal. <br /> <br />Utilities: The facility will be served by municipal sewer and water facilities that are being constructed <br />as part of a City project. The City has reviewed the utility plan and finds it generally acceptable subject <br />to the following comments: <br /> <br /> <br />
