Basalt Properties, LLP - Site Plan <br />August 29, 2003, Revised September 19, 2003 <br />Page 2 of 4 <br /> <br />· The sanitary sewer service must be shown connecting to Basalt St. Insulation may be required <br /> on the service to ensure that freezing does not occur. <br /> The site plan approval is contingent upon sewer and water to be installed in Basalt Street. <br /> Provisions shall be made to coordinate with that construction activity. <br /> <br />Setbacks: The southern building (Building A) on the subject property meets the required 35-foot front <br />and rear yard and 20-foot side yard setback requirements. The northern building (Building B) meets <br />the front-yard setback of 35 feet and the side yard setback of 20 feet. The rear yard setback for <br />Building B is 26 feet, which is less than the required setback of 35 feet. However, you are requesting <br />that this deviation be allowed as part of the Planned Unit Development (PUD) rezoning. Staff feels <br />that this deviation from the required rear yard setback is acceptable contingent on approval of the PUD <br />rezoning. City Code requires a 20-foot green space area adjacent to all public roads, which this site <br />plan meets. <br /> <br />Landscaping: City code requires one (1) tree per everY forty (40) lineal feet of site perimeter be <br />planted throughout the site. Of these trees, there must be at least one (1) tree planted per thirty-five feet <br />along any public road frontage on the property. City Code also requires that no less than 25% of the <br />trees planted be deciduous and no less than 25% coniferous. Furthermore, City Code requires that no <br />more than 25% of the trees planted consist of ornamental trees. In addition to these plantings, City <br />Code also requires that one (1) overstorY tree per ten (10) parking spaces be installed, within or <br />immediately adjacent to the parking area, to provide shade and visual relief. Finally, City Code <br />requires that four (4) shrubs be planted for each required tree. <br /> <br />The parcel has roughly 1,570 lineal fe~t of site perimeter, which equates to a minimum of thirty-nine <br />(39) trees to be installed. Of these, a minimum of twenty-two (22) need to be planted along Basalt St <br />and 141~t Ave to satisfy the public road frontage planting requirement. The remaining trees can be <br />planted throughout the property. <br /> <br />The current landscaping plan shows a total of thirty-one (31) trees being installed On site and that <br />twelve (12) existing trees will be preserved, resulting in a total of forty-three (43) trees (the existing <br />trees are of sufficient size to be credited toward the planting requirements). These include thirty-one <br />(31) installed trees along both Basalt St and 141st Ave and an additional four (4) trees, which are being <br />preserved, along Basalt St. The landscaping plan also includes a total of 158 shrubs that will be <br />installed, which is two more than required by City Code. <br /> <br />There are forty-five (45) parking stalls indicated on the site plan. This results in the need for a <br />minimum of four (4) additional overstorY trees that should be planted' within or adjacent to the parking <br />areas. These plantings should occur in or adjacent to the two lots on the north and south ends of the <br />site. The planting area for each of these trees shall be a minimum of 162 square feet. The southern lot <br />has sufficient plantings adjacent to it; however, there should be at least one additional tree, and <br />preferably two or more, installed along the northern lot to provide some shading to these stalls. <br /> <br /> <br />
