All species appear to meet the minimum size requirements stated <br />in City Code. <br /> <br />You have submitted a revised landscaping plan dated September 9, 2003 to address comments brought <br />up during the initial plan review. The revised landscaping plan meets the requirements of City Code. <br /> <br />Architectural Standards: City Code restricts building height to 65 feet and exterior wall finishes to <br />natural or prefabricated brick or stone or pre-cast concrete panels or some other material approved by <br />City Council. The exterior for both buildings will be 1020 Beige Exposed Aggregate wall panels <br />which meets the City's requirement. The building elevations shown on the plans indicate that the <br />building's height to be 22 feet, which meets City Code. <br /> <br />Waste Storage: City Code requires that all solid waste and refuse receptacles be stored within a <br />completely screened structure or container. The submitted site plan does not identify a waste storage <br />area. Please indicate whether their will be outside waste storage. <br /> <br />Off-Street Parking - Spaces Required: City Code requires one parking space per 1,000 square feet of <br />floor space. Building A is required to have 11 parking spaces and shows 21. It should be noted that 6 of <br />these spots are located in front of the overhead doors in the rear of the building, that may not be able to <br />be used as parking spaces on a full time basis. Since the parking requirements for Building A are being <br />met in the front parking lot, staff does not have a concern with the parking spaces located in front of <br />the overhead doors. Building B is re. quired to have 17 and shows 22. Once again, it should be noted <br />that 6 of these parking spaces are located in front of the overhead doors. Since only 16 parking spaces <br />are shown in the front parking lot, Building B could potentially be short of one parking space if the <br />overhead doors have active use. Based on comments generated from the initial plan review, you have <br />indicated that the parking areas near the overhead door will be used by employees using truck stored <br />inside the building. Once the trucks are taken outside, the overhead door will not be used until the end <br />of the day.. <br /> <br />Parking and Maneuvering Areas: Based on comments generated by the initial plan review, the site <br />plan has been revised to show detail regarding the parking in maneuvering area. Specifically, B-612 <br />concrete curb and bituminous surface has been noted on the plan. <br /> <br />Lighting: The submittals propose five wall mounted 400-watt high-pressure sodium lights on each <br />building. City commercial lighting standards require that the luminaire (light source) must not be <br />visible from beyond the property line. The City has received a lighting plan as part of the submittal and <br />will be reviewing the information to make sure that the lights will meet City Code. <br /> <br />Drainage and Grading: Staff has reviewed the grading, drainage, and erosion control plan and finds it <br />generally acceptable subject to the following comments: <br /> <br />· Coordination with the street contractor for the City project is required for grading activity to <br /> OCCLtr. <br /> <br /> <br />
