We offer the following comments: <br /> <br />General: The site plan is proposing to develop a 1,800 square foot accessory building for <br />storage. Th~ site is located along U.S. Highway #10 and is adjacent to the Plants and Things <br />commercial operation. The parcel presently has a vacant house located on the property. You <br />have indicated to Staff that you plan to eventually use the house for offices for the Plants and <br />Things business. Per direction b~/City Staff, you will consolidate this lot with the Plants'and <br />Thing lot to the west into one tax parcel. <br /> <br />Zoning: The site is zoned B-2 Highway Business. City Code permits accessory commercial <br />buildings in the B-2 District. <br /> <br />Lot Coverage: The property where the accessory structure is proposed to be located is two acres. <br />City Code restricts building coverage to 35%. The proposed size of the accessory building is <br />1,800 square feet and has a lot coverage of 2.07%. If lot coverage is factored for the whole <br />Plants and Things commercial operation, the 11.85 acre site will have a building coverage is <br />significantly under the 35% building coverage at 4.1%. <br /> <br />Accessory Use: Commercial or business buildings and structures for a use accessory to the <br />principal use are permitted, but such use shall not exceed 30% of the gross floor space of the <br />principal use un/ess the City Council approves additional square footage to be used for accessory <br />structures. The principal building for Plants and Things is a conglomeration 'of different <br />structures that are all attached and is approximately 15,175 square feet. A total of 4,552 square. <br />feet is allowed to be put in accessory use. Plants and Things currently has 3,400 square feet in <br />accessory buildings. The addition of the proposed accessory building along with the existing <br />house and garage adds another 3,739 square feet of accessory uses. Therefore the total site, after <br /> <br /> <br />
