utilize the two storm sew, er stubs proposed along the north lot line and flowing to the
stormwater ponds to the northwest. The east parking lot bordering Ramsey Boulevard is
lowered with a berm provided between the parking stalls and the roadway to provide
some screening of the parked cars. A 4-foot dock is provided on the south side of the
school for deliveries. The school is handicap accessible on all four sides. A small rain
garden is proposed on the north side of the site to provide some water quality attributes to
the stormwater system.

Utili~, Plan

Sanitary sewer and water connections are proposed to connect to the planned systems in
Peridot Street. Utility services into the building will enter the building at the southeast
corner, near the dock.

Landscape Plan

The Landscape Plan has been designed to provide continuity to the landscaping within
the larger Ramsey Town Center parcel. Linden, Oak, Ash and Maple trees are
intermingled with Austrian and Red pines on the east and west borders of the site to
replicate the tree-lined corridor of East Ramsey Parkway. Ash and Linden trees provide
some shade for the west parking lot while Sugar Maples provide shade on the south edge
of the tot lot. Shrubs have been specified throughout the site to provide a, colorful accent
to the school building. Plantings on the shaded north side of the building under the angled
main enfi~ance canopy are shade tolerant and designed to accentuate the canopy angle.
The sidewalk in this area also follows the pattern of the canopy. A space has been
reserved in the northwest corner of the site for a future student garden. The garden will be
adjacent to the rain garden.
