Raatikka, PE <br /> <br /> Date: September 16, 2003 <br /> <br /> Re: Ramsey Town Center <br /> <br />As requested, we have reviewed the Final Plat Submittal of the Ramsey ToWn Center dated August 27, · <br />2003. Following is a list of comments and corrections that will be required prior, to construction of the <br />site: Many of the items will be corrected at the time final plans are prepared by the City for the portions <br />'of the 'project that the City is constructing. Also, all outlots will need to be platted and detailed plans <br />will be provided for approval prior to construction of each outlot. <br /> <br />GENERAL COMMENTS <br /> <br />Id the plat Ramsey Town Center or Ramsey Town Center Addition? Dedication calls it <br />Addition but the graphics do not. <br /> <br />Plat must be checked by the Anoka County Surveyor's Office and they will comment on the <br />graphics and dedication sheet content. Plat has numerous revisions and additional <br />information to be added to receive county approval. <br /> <br />Plat makes reference to vacated easements. Have those easements been vacated? These <br />existing easements should not be shown and should be vacated at the time existing utilities <br />are rerouted. <br /> <br />In review of the utility plans, there are several conflicts with storm sewer, sanitary sewer and <br />watermain. These conflicts will need to be con'ected on the final plans. <br /> <br />The street section detail on Sheet 54 of the submittal will not meet the requirements for all <br />traffic projections.
