o <br /> <br />In review of the 78-inch storm sewer crossing under the railroad tracks on Sheet 44, the <br />spacing between the railroad tracks and the top of the pipe will not meet the railroads' <br />minimum requirement of 5 ½ feet of cover from the base of rail. Also, the profile of the pipe <br />on Sheet 99 does not match the proposed inverts and the grades shown on the Grading Plan. <br /> <br />In review of the phasing plans, the portion of Civic Center Drive lying east of Rhinestone <br />Street should be constructed by the developer. <br /> <br />GRADING PLAN COMMENTS <br /> <br />General <br /> <br />1. Need legend or key for existing and proposed lines and symbols used on Grading Plan. <br /> <br />Cannot differentiate proposed contour lines from proposed building lines and edge of <br />pavement.lines- all lines are' solid and same width. <br /> <br />For parking lots and driveways, does asphalt abut turf *no curb and gutter) or is concrete curb <br />and gutter used along driveways and parking lots. If so, grading plans do not reflect use of <br />concrete curb and gutter except along streets. ' <br /> <br />Along street, extra large notes indicate HI PTS (PI of crest vertical curve) and LO PTS (PI Of <br />sag vertical curves) with stationing and elevations of those PI's. But streets do not show that <br />stationing. Also reduce size of those notes and separate from other notes, contour elevations, <br />etc. <br /> <br />Show all proposed storm3nlet structures along streets and in ponding areas. <br /> <br />In many of the proposed residential areas, it is not clear how access would-be provided to the <br />individual units from the parking lot. And in many cases, the drainage is directed into the <br />garages. <br /> <br />Adjacent to many of the proposed buildings, a contour located in the parking lot, driveway, <br />or turf area is often at the same elevation as the proposed building floor elevation; thereby, <br />creating fiat areas with no apparent drainage. <br /> <br />8. Many contour lines are shov4~ inside the building footprint perimeter. <br /> <br />Along east and west Ramsey Parkway, the cross-slope of the pavement (towards the median) <br />is often in conflict with the super elevation needed to provide traffic safety on horizontal <br />curves.
