Based on the proposed watermain configuration for the RTC and the proposed phasing plan, we <br /> utilized a WaterCAD model of the Ramsey Water System to evaluate the flow, pressure and fire <br /> protection functions of the system. We utilized a 40 ps/, 2,000 gpm target for fire protection, based <br /> on the assumption that the construction in the area will be either residential or sprinklered <br /> commercial/industrial uses. <br />2. Generally, the overall system performed well under modeling. The modeling does suggest that <br /> portions of Phase I (2004) development occur in conjunction with the Plat (2003-2004) <br /> construction prior to substantial construction or occupation by residents. Plat level construction <br /> (mains along Sunwood. and Rhinestone) will not meet minimum fire protection requirements. <br /> Construction of these mains in conjunctions with construction of a loop from Sunwood, north along <br /> Armstrong to West R-amsey Parkway (north) to Zeolite Street, north to Bunker Lake Boulevard and <br /> west to connect to existing main will meet the established fire protection requirements. <br />3. Based on extended period simulation (EPS) modeling, the development of the RTC site will not <br /> create an unbalance in the City Water Storage (tower) system. As discussed previously, additional <br /> storage will be required due to the RTC development in the future. <br /> <br />C) Sanitary Sewer <br /> 1. Sanitary sewer sizing calculations have not been provided for review. It is unclear if the 21" sewer <br /> on Rhinestone is sized to accommodate flows from north of the RTC. <br /> 2. The size of sanitary sewer services is not shown on the plan. <br /> 3. The 30" sewer that runs on Sunwood Drive, the 21" sewer that runs on Rhinestone, and the 18" <br /> sewer that is stubbed south of Civic Center Drive should all be placed at minimum grade. <br /> .4. The following pipes should be PVC not RCP: <br /> a. 15" on Zeolite Street NW <br /> b. 12" on West Ramsey Parkway <br /> c. 15" on West Town Center Drive <br /> 5. Sanitary Manhole 58 is not in the street. Additional structures should be added to keep the <br /> structure in the roadway. Sheet 133. <br /> 6. The sanitary sewer services shown on sheets 147 and 150 have potential conflicts with-the <br /> watermain. Water main should be lower at these locations. <br /> 7. Storm sewer should be shown on the sanitary sewer and watermain plans so potential conflicts can <br /> be identified. After reviewing the street and storm sewer plans, it appears that there are conflicts at <br /> the following locations: <br /> d. West Ramsey Parkway (North), approximately station 12+50. <br /> e. Zeolite Street, approximately station 6+35 (less than 1 foot of cover) <br /> f. Zeolite Street, approximately station 24+ <br /> g. Storm sewer should cross closer to 90 degrees at the intersection of West Ramsey <br /> Boulevard and Zeolite Street. <br /> h. Storm sewer should.cross closer to 90 degrees on East Ramsey Boulevard at approximately <br /> station 25+85. <br /> i. Intersection utility'configuration on SheSt 122, approximately station 34+50 should be <br /> reworked. <br /> j. Sheet 126, approximately station 14+50 <br /> 8.
