Public Realm/Streetscape <br />Streetscape guidelines define the visual <br />character and physical improvements <br />for each street within and adjacent to <br />the Town Center. The goal is to foster a <br />safe and interesting public realm to <br />invite pedestrian activity, promote traffic <br />calming, increase transit use and <br />encourage community gathering and <br />activity. Street trees, lighting and <br />fencing provide the backbone for <br />streetscape improvements. Added <br />detail, such as special pavements, street <br />furniture, public art and layered <br />plantings will highlight specific nodes or <br />uses. Materials, colors and the intensity <br />of improvements must be consistent <br />with the rest of the city, yet reflect' the <br />unique character and qualities desired <br />for the Town Center. Guidelines include: <br /> <br />· Parks, Plazas and Public Space <br />· Streetscape Elements Summary <br />· Street Cross-Sections <br /> <br />Site Development <br />· Avoid distinct divisions or zones, in <br />favor of seamless transitions between <br />sub-districts <br />· Uses should be mixed <br /> <br />Land Use <br />A mix of uses as appropriate to zoning. <br /> <br />Buildin9 Placement <br />Assure that ali buildings contribute to a <br />continuous edge, while providing some <br />flexibility to add interest with recessed, <br />and projected elements. Build-to-lines <br />are measured from the street right-of- <br />way line to the main building face of any <br />structure. Buildings are required to <br />conform to build-to-lines for a minimum <br /> <br />of 80% of street level frontage, and 50% <br />of upper level frontage. Porches and bay <br />projections are exempt. <br /> <br />· Buildings shall predominately be <br />placed parallel to streets. <br />· E~uilding }ocatJons shouJd be Jocated to <br />street edge of block. <br />· Emphasis should be placed to <br />minimize the amount of breaks <br />between buildings: <br />· Buildings to be placed to screen <br />internal parking areas from the <br />street. <br /> <br />Parking Strategies <br />· Shared parking scenarios are <br />encouraged <br />· Use of aitemative materials for parking <br />surfaces are encouraged <br />· Ingress'and Egress from parking areas <br />is discouraged from Sunwood Drive and <br /> <br />· Parking areas should have <br />incorporated landscape elements <br />· Individual unit garage doors shall not <br />face public streets in any given block <br /> <br /> <br />
