As <br />such, they are required to be 15,000 square feet in area and that minimum must be calculated above <br />the ordinary high water level. The preliminary plat dated 1/8/96 reflects that the riparian lots do <br />meet the shoreland requirements. Ail other lots are considered non-riparian and as such, are <br />required to mee~ the standard urban minimum area of 10,800 square feet. All non-riparian lots are <br />in compliance. <br /> <br />The plat has two accesses onto Industry Avenue and one onto Ramsey Blvd., the locations of <br />which received preliminary approval from the Anoka County Highway Department. The <br />preliminary plat has been forwarded to Anoka County for final approval of the access locations. <br />The Planning C~mmission recommends.that the developer be required to install left mm, right mm <br />and by pass lanes at the access oto County Road #56. None of the lots will have direct access onto <br />County roads. One of the five cul-de-sacs exceeds the 600 foot maximum length restriction, <br />however, it is the only reasonable way to get access to developable high ground on the north side <br />of the wetland. The Planning Commission has recommended that the developer be required to <br />provide any additional fight of way deemed necessary for 149th Avenue N.W. in Peltzer Addition <br />to the north; the existing right of way is 33 feet wide. <br /> <br />A Grading and Drainage Plan and a Tree Preservation Plan have been submitted and are generally <br />acceptable. <br /> <br /> <br />
