16. <br /> <br />17. <br /> <br />18. <br /> <br />19. <br /> <br />Gash and Trail Development. Park dedication shall consist of a combination of cash <br />and trail development. As a Stage I Improvement, the DEVELOPER shall construct and <br />pave an eight (8) foot wide bituminous path from the northern terminus of Sodium Street <br />N.W. to~ 153rd Avenue N.W., along the east boundary of Lot 20, at a grade not to exceed <br />5%. Trail construction will be credited at Seven Dollars ($7.00) per lineal foot against the <br />Thirty Seven Thousand Nme Hundred Fifty Dollars ($37,950.00) due the CITY for park <br />dedication (46 lots x $825/lo0. <br /> <br /> Vt <br /> <br />GENERAL <br /> <br />Transportation Impact Fee. The CITY has determined that it is appropriate to <br />implement a transportation impact fee on new development that would not exceed Five <br />Hundred Dollars ($500.00) per lot. If that fee system is enacted by April 15, 19096, it is <br />herein agreed that any building permit issued for a dwelling on any lot in the Plat shall be <br />subject to a $500.00 a-ansportation impact fee. It is herein agreed that the DEVELOPER <br />shall be responsible for informing all builders and/or buyers of lots within the Plat of said <br />pending fee. Failure of the DEVELOPER to do so shall not void the CITY'S authority to <br />collect said fee. <br /> <br />Transportation Trails. The DEVELOPER shall construct and pave in accordance <br />with CITY standards, a ten (10) foot wide bituminous trail not to exceed 5% in grade, <br />parallel to 153rd Avenue N.W., along the entirety of the Plat. In addition, the <br />DEVELOPER shall construct and pave a trail along Sunfish Lake Blvd. for the entirety of <br />the plat at a width and location to be field determined by the DEVELOPER and approved <br />by the CITY. There shall be a minimum of ten (10) feet between the edge of the trail <br />pavement and the adjacent property lines. The screening berm shall be a minimum of seven <br />(7) feet above trail surface and shall be forested. The DEVELOPER shall provide <br />approved turf establishment in conjunction with trail construction within'the subject Plat. <br /> <br />Tree anal. Sod Planting Plan. Sodded boulevards are a requirement for each lot in the <br />Plat prior to issuance of a Certificate of Occupancy. In accordance with City Code and the <br />policy established by the City of Ramsey Park and Recreation Commission on June 10, <br />1993, the DEVELOPER is required to submit a Landscape Plan for CITY approval that <br />identifies existing tree growth within the Plat that will be preserved during construction <br /> <br />'75 <br /> <br /> <br />
