DREAM HOMES <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />Jon Rambosek is requesting final plat approval to subdivide 40 acres in the rural residential <br />district into 4 single family lots. The property is located west of the Rum River Pla?8 <br />Shopping <br />Center on the south side of 167th Avenue N.W. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br />Site location map <br />Final Plat, Grading Plan <br />City Staff review letter dated June 4, 1996 <br />Proposed Development Agreement <br />Resolution for final plat approval <br /> <br />Notification: <br /> <br />State statute does not require public notification of the request for final plat approval. <br />However, area property owners were notified of the preliminary plat public hearing for <br />Rabbit Run. <br /> <br />Observations: <br /> <br />On March 25, 1996, the City of Ramsey received an application for a rural single family <br />subdivision from Jon Rambosek. <br /> <br />On April 2, 1996, the Planning Commission reviewed the sketch plan for the subdivision <br />and <br />recommended proceeding to the preliminary plat stage. <br /> <br />On April 11, 1996, the Park and Recreation Commission met and recommended that park <br />dedicafiorl consist of a cash payment. <br /> <br />On May 7, 1996, the Planning Commission conducted a public hearing and recommended <br />preliminary plat approval. <br /> <br />On May 28, 1996, the Ramsey City Council granted preliminary plat approval to Rabbit <br />Run. <br /> <br />Ail of the lots meet the 2.5 acre minimum lot size and the 200' feet of frontage on a public <br />road <br />requirements. The plat is also in conformance with the 4 in 40 density zoning. <br /> <br />xcept for one lot, all of the lots will have access to a cul-de-sac extension of Quicksilver <br />Street N.W. extending south off of 167th. The <br />fourth lot will have direct access to 167th. The cul-de-sac does not exceed the 600 foot <br />maximum length restriction. <br /> <br /> <br />
