,I
!

Motion carded. Voting Yes: Chairperson Cook, Commissioners Asfahl, Droegemueller, Johns,
LaMere, Ostrum and Skinner. Voting No: None. Absent: None.

Case/t2:

RECOMMEND PARK DEDICATION FOR THE PROPOSED RABBIT
RUN SUBDIVISION

The developer is proposing the subdivision of 40 acres south of 167th Avenue and approximately
700 feet west of T.H. #47 into four single family lots.

Mr. Boos indicated that a "ghost plat" is being requested showing how lots could be split in the
furore in the event municipal sewer and water become available to the site. This requirement
should also show access to the proposed community park immediately south of the Rabbit Run
plat.

The nearest park to the subdivision is Fox Park to the north which is currently being developed.

The City has been requiring the developers to construct on-road "B" trails on all arterial streets,
but because pedestrian traffic will be relatiely low for the near future, Staff is recommending that
the trail not be constructed until it would connect to T.H. #47 and perhaps Yttrium Street to the
west.

Motion by Commisioner Johns and seconded by Commisioner Skinner to recommend City
Council require a re-subdivision plan to show a possible connection to the south and require park
dedication be satisfied by a $2,400 cash payment.

Motion carried. Voting Yes: Chairperson Cook, Commissioners Asfahl, Droegemueller, Johns,
LaMere, Ostrum and Skinner. Voting No: None. Absent: None.

Case #3:

RECOMMEND PARK DEDICATION FOR BUSINESS PARK 95 2ND
ADDITION

Parks/Utilities Supervisor Boos reviewed the development of the 2nd addition which consists of
approximateley 65.5 acres, proposed to be subdivided into six industrial lots for development,
three outlots for futre development, a drainage and utility outlot, and an outlot for possible future
extension of McKinley Street to the City's eastern boundary.

Commissioner LaMere asked about pedestrian traffic across County Road # 116.

Mr. Boos indicated that is Anoka County's matter, and that some sort of signage is needed.

Park and Recreation Commission/l~r.~M, 1996
Page 5 of 7
