HUNT ADDITION <br /> <br />THIS AGREEMENT, made and entered into by and between the CITY OF RAMSEY, a <br />municipal corpo~ration of the State of Minnesota (the CITY"), and FLORENCE H. HUNT, <br />whose address is 17525 Nowthen Blvd. N.W., Ramsey, Minnesota 55303 ("the <br />DEVELOPER"). <br /> <br />WITNESSETH: <br /> <br /> WHER:EAS, the DEVELOPER is the fee owner of the following described property <br />situated in the CITY OF RAMSEY, County of Anoka, State of Minnesota, and legally described <br />as follows: <br /> <br />The Northwest Quarter of the Southeast Quarter of Section 3, Township 32, Range 25, <br />Anoka County, Minnesota; <br /> <br />or upon recording: <br /> <br />Lots 1, 2 and 3, Block 1, HUNT ADDITION, Anoka County, Minnesota <br /> <br />(the "SUbject Property"); and <br /> <br /> WHER. EAS, on August 27, 1996, pursuant to Resolution g06-08- , the CITY <br />approved the final plat of the Subject Property which plat is known as HUNT ADDITION (the <br />"Plat") contingent on certain requirements, including DEVELOPER and CITY entering into this <br />agreement; and <br /> <br />WltER[EAS, the Plat consists of three (3) lots totalling approximately 40 acres; <br /> <br /> WHER~EAS, approval of the Final Plat is given pursuant to the City's Subdivision Code <br />Section 9.50.05 (Sub& 2) entitled "Division or Consolidation of Unplatted Lots". <br /> <br /> WHEREAS, no expenditure of CITY funds will be made until City Code escrow <br />requirements have been fulfilled by the DEVELOPER. <br /> <br />NOW, THEREFORE, the CITY and DEVELOPER agree as follows: <br /> <br />IMPROVEMENTS <br /> <br />Access sro Lots. Lots 2 and 3 shall retain existing accesses onto County Roads #63 and <br /># 5, respectively. Access to Lot 3 from County Road #63 will require a permint from <br />Anoka County. <br /> <br />Drainage and Utility Easements. The standard drainage and utility easements around <br />the perimeter of each of the three lots and County Ditch No. 27 shall be dedicated to the <br />CITY on the Final Plat <br /> <br />Resubdivision Restrictions. Under 4 in 40 density regulations, it is herein agreed that <br />the Plat, based on the underlying legal descritpion, is limited to a total of four (4) lots until <br /> <br /> <br />
