Reference (A) delineates the applicable sections of the City code. This request <br />applies specifically to the property located at 6800 Riverdale Drive NW, Lots 1, 2, and 3, Block <br />3 Riverside West .(PIN R34 32 25 13 0007, 0008 'and 0009). Specifidally, We believe that no <br />improvements are warranted in the foreseeable future. <br /> <br />The justification for this request is based on three considerations: (a) function, (b) technical and <br />(O legal. <br /> <br />(a) Functional. Enclosure (15 depicts the three tots comprising subject properties. The circled <br />numbers relate to existing conditions as follows: <br /> I. Bituminous paving extends nearly to the lot line, and'withifi a few inches of a 6 foot <br /> high woven wire fence topped with barbed wire, in accordance with a Development <br /> Agreement of 1988. It is not possible to affect the edge of this pavement with a vehicle's <br /> tires. <br /> 2. Flat curbing was installed as an improvement to the Development Agreement of 1986 <br /> in accordance with a Development Agreement of 1994. <br /> 3. Flat curbing was installed in accordance with a Development Agreement of 1994. <br /> 4. B 6-12 barrier curbing was installed in accordance with a Development Agreement of <br /> 1994. <br /> <br />Ramsey Developers Agreements P.
