Case g2 <br /> <br />DETERMINE PARK DEDICATION FOR SUNFISH LAKE ESTATES <br /> By: Mark Boos, Parks/Utilities Supervisor <br /> <br />Background: <br /> <br />As the Commission will recall, at the December 14, 1995 meeting the Commission provided <br />planning directiofi to Good Value Homes for the proposed Sunfish Lake Estates. The following <br />day a formal sketch plan was submitted. The Commission's consensus was as follows: <br /> <br /> * Some direct lake exposure would be required. <br /> · A a-ail corridor off from the cul-de-sac was a good idea as it could form park of the <br /> cimuitous lake walk (park dedication eligible). <br /> · Tq~ evaluate the scope of the lake access needed, the developer should identify <br /> wllere, along the street, a pedestrian would have a clear view of the lake. <br /> o Tl~e City and the Developer should work together to salvage as many trees as <br /> p~sible for Sunwood Drives Boulevard. <br /> <br />Observation: <br /> <br />One issue that was not discussed was the construction of an On-Road "B" path (transportational <br />trail) along Sunw{~l Drive. To maintain fairness among developers, Good Value Homes should <br />be requked to fun~ the construction of the transportational trail along the common limits of the plat <br />and Sunwood D~ve - even if the paving is actually performed as a part of Sunwood Drive's <br />constmcfion. ~ <br /> <br />Staff Recommendation: <br /> <br />Staff recommend~ that the above items be incorporated within a motion and the Developer be <br />required to reques! preliminary plat approval from the Commission if all the recommendations are <br />not resolved at tho time of preliminary plat submittal. <br /> <br />Enclosed for yourlinformation: <br /> <br />The December 14, 1995 Park and Recreation Case <br />Thb January 2, 1996 Planning Commission Case <br />CiW Staff review letter <br /> <br />A revised sketch iplan is being prepared and will be mailed separate from this agenda. <br />Planning Commis~sion will be reviewing the sketch plan on 1-10-96. <br /> <br />The <br /> <br />Commission A{tion: <br /> <br />Motion to recon~end that the developer provide direct lake exposure at some point on the lake, <br />fund or construct ~e On-Road "B" trail along the plats contact with Sunwood Drive, provide a 35 <br />foot corridor frorfl the cul-de-sac' to Sunwood Drive, and to pave the path to City standards as a <br />Stage I improvement, with the balance of park dedication satisfied in cash. <br /> <br />Reviewed by: <br /> <br />Parks/Utilities SuPervisor <br /> <br />Copies also distributed to: <br /> <br />City Administrator <br />City Engineer <br />Mr. John Peterson <br />Mr. Derrik Passe <br /> <br />P&R: 1/11/96 <br /> <br />/kas <br /> <br /> <br />
