Item No. 2 of that letter states
that the conditions of the City's shoreland ordinance are met by both the Pondviow ?relimin~y Plat and the
Sunfish Estates Sketch Plan. After it was brought to my attention and after giving it f~h~ review, both
proposals have problm with the lot size.

:PONDVIEW PRELIMINARY PLAT
Public waters wetland 2-11BP h~ a shoreland classification of Ge. neral D~elopment, with a minimum lot size of
15,000 square feet for riparian lots ~nd 10,000 square fe~t for non-riparian in sewered areas. Minnesota Pules
Part 6120.3300, Subpart 2., Itecn A. states in part, "...Only land above the ordinary high water level (OHW) of
public waters can be used to moo¢ lot area standards..,". Eighteen of the riparian lots do not meet the required
t5,000 square feet above the OHW.

Lot widths ~t the OHW and at the building line all appear to be aeoepmble.

SUNFISH ESTATES SKETCH PLAN
Sunfish Lake (public waters bagn No. 2-I13P) is cls~sifiod a Recreational Development lake and requires a
20,000 square feet and 15,000 square feet Iot size for riparian and non-riparian lots, respectively, in sewered
areas. Again Minnesota Rules require that the minimum lot size be calculated above the OHW. Only 2 or 3 of
the non-riparian lots meet the 15,000 square foot lot size and it is difficult to tell at this time if any of the riparian
lots have sufficient area above the OHW.

I apologize for missing these obvious problems tn my first l~tter. I hope that it has not caused too mum
confusion. Thank you for this additional opportunity to comment. Please contact me at 772-7910 should you
have any questions regarding these comments.

c: City ofRamsey Shoreland file
Wetland files 2-113P & 2-I 1BP

g AN EQUAL
,M-~- ,st,, .~- .., ...............
