This situation could be avoided by relocating thc access <br />road to the south by this distance. Care should also be taken to ensure that the extension of <br />thc lak~, frontage roadway north of the plat allow future lake frontage lots to meet thc <br />shorclan~l setback requirement, as it appears the shoreland continues to drift eastward north <br />of the p,lgt boundaries. <br /> <br />~ The submittal of a Grading and Drainage Plan is required at the time of <br />Prelimid. ary Plat approval. Any exporting of soils from thc site will require a conditional <br />use peraiit. <br /> <br />Tre~ Pre~servgtion and Planting Plan: At thc time ofpreljmlnary plat approval, thc submittal <br />must inotludc an addendum tb the Grading Plan that identifies existing trees, trees to be <br />preser%'al during construction, along with the method of preservation, and the planting of <br />one 2 inc *,h diameter tree in the front yard of each lot. <br /> <br />~: It is Staff's understanding that the site improvements will be installed as a private <br />project, rith no financial participation on thc part of thc City. It will be necessary for the <br />fee title ~wner of the property to petition the City for thc extension of thc trunk lines. <br /> <br />Park Dea icafion: Thc Park and Recreation Commission reviewed a draft sketch plan at <br />their De :ember meeting. Staff was directed to identify probable lake access points on <br />Sunfish ,ake with the developer and show where users of thc sidewalk might view thc lake <br />from th{ road right-of-way. In addition, thc Commission recommended that thc City and <br />the devc loper work together to salvage as many trees as possible for the Sunwood Drive <br />boulevat ~1. The December 12 sketch plan will be forwarded to the Commission in January. <br /> <br />Pedestfi~ Transnortafion Routes: It is Staff's understanding that the issue of pedestrian <br />transpor[afional-trails was not discussed at thc December meeting of thc Park and <br />Recreafi~ m Commi.~sion, but will be reviewed at their regular meeting in January of 1996. <br /> <br />The Planning COmmission will be meeting at 7:30 p.m. on Tuesday, January 2, 1996 and the Park <br />Commission will be meeting at 6:00 p.m. on Thursday, January 11, at the Ramsey Municipal <br />Center, to consi41er your request for sketch plan review of Sunfish Estates.
