We offer the <br />followirig comments: <br /> <br />~General and Zoning: The subject property is approximately 22 acres in size <br />~ind except for a small portion in the southeast corner of the plat, a majority <br />¢f the property is zoned B-1 Business. The revised preliminary plat <br />I~roposes to reduce the number of single family residential lots from 45 to <br />4~0 and increase the size of the commercial outlot to approximately 8.75 <br />acres. If the Planning Commission and City Council find the plan <br />acceptable, the developer should make official application for a rezoning to <br />t~acilitate the development of the residential lots. <br /> <br />Lot Sizes and Dimensions: The minimum lot width in the R-1 Urban <br />Residential District is 80 feet, or 90 feet on corner lots, and the minimum lot <br />~rea is 10,800 square feet. The revised preliminary plat verifies that these <br />gtandards are met either at the street frontage or the building setback line. <br /> <br />Streets and Access to Lots: Access to the plat is proposed to be provided <br />iqrom 153rd Avenue N.W.; in accordance with Mn/DOT's <br />r,~CaOmmendations, none of the lots will have direct access onto T.H.//47. <br /> ccordance with Staffs recommendation, 152nd Avenue N.W. has been <br />Olatted to the west boundary of the plat to provide future access to the City <br />(~f Ramsey property. There are 40 lots which will be dependent upon a <br />sfingle access point, the intersection of Germanium Street N.W. and 153rd <br />Avenue N.W. Consideration should be given to grading an emergency <br /> C. cess from 152nd Avenue N.W., west across City property to the northern <br /> ity Hall access. <br /> <br />runk Highway//47: Mn/DOT recommends that the dedicated right-of-way <br />r T.H. #47 be a minimum of 50 feet, but preferably 60 feet, from <br />Centerline.
