Proceed to final pla. t stage. <br /> <br />Council granted final plat approval to Phillips Addition to Ramsey. Execute <br />Development Agreement. The final plat was granted with the retention of <br />access rights to C.R. #116 from L1B2. <br /> <br />Amend paragraph 18, page 2 of 4, of the January 2, 1996 Planning <br />Commission minutes to read: "Commissioner Deemer stated he believed <br />it would be 24 hours after the City has given notification of the <br />violation." <br /> <br />Findings of Fact - Good Value Homes request for rezoning: The <br />Planning Commission approved 1-8 and directed Staff to amend the <br />following: (9) "That the proposed zoning amendment will not <br />substantially adversely impair the use or market value of any surrounding <br />property." (10) "That the proposed zoning amendment will change the <br />essential character of the area." The Planning Commission voted to <br />recommend that City Council adopt the amended Findings of Fact <br />relating to a request from Good Value Homes to rezone certain property <br />from Industrial to R- 1 Urban Residential. Forward to City Council. <br /> <br />The Planning Commission voted to recommend that City Council <br />approve the request from Good Value Homes to rezone the proposed plat <br />of Pondview to R- 1 Urban Residential. Forward to City Council. <br /> <br />The Planning Commission voted to recommend that City Council <br />approve the preliminary plat for Pondview contingent upon compliance <br />with the City Staff review letter dated January 8, 1996 and the DNR's <br />review letter dated December 29, 1995, receipt of an official letter from <br />the County approving accesses, the City acquiring fight-of-way on 149th <br />Avenue as deemed necessary, and accesses on C.R. #56 and #116 <br />having left turn, right turn, and by-pass lanes. Forward to City Council. <br /> <br />The Planning Commission voted to approve the most recent sketch plan <br />presented for Sunfish Estates (Version B), and directed the developer to <br />apply for a variance and to proceed to preliminary plat contingent upon <br />the Park Commission not requesting anything outside of the road fight- <br />of-way. <br /> <br />The Planning Commission voted to recommend that City Council <br />approve the site plan for expansions to the Vance Bros. facility at 14021 <br />Azurite Street N.W., to be designed to match the existing structure, and <br />require the south detached building have evergreens (a five foot <br />minimum) planted to buffer.
