Review Letter: Sunfish Estates <br />February 20, 1996 <br />Page 3 o 3 <br /> <br />11. <br /> <br />12. <br /> <br />13. <br /> <br />Park Dedication; In accordance with the recommendations of the Park and Recreation <br />Commission, park dedication will consist of a cash payment representative of the rate in <br />affect at the time of final plat approval, with a credit of $7.00 per Lineal foot for path <br />construction along the rear of Lots 14, 15 and 16. The 20 foot easement along the lots is <br />not park dedication credit eligible. <br /> <br />Pedestrian Transportation Routes: The developer will be required to fund the construction <br />of an 8 foot wide transportation trail along the north side of Sunwood Drive, even if the <br />actual construction of the trail is concurrent with Sunwood Drive's construction. <br /> <br />Existing Hornest~d: The development agreement will require that the existing homestead <br />on Lot 7, Block 1 be resided and served by a paved driveway in order to make it more <br />compatible with the new neighborhood developing around it. <br /> <br />The Planning Commission will be meeting at 7:30 p.m. on Monday, March 4, 1996 to conduct the <br />public hearing and consider the request for preliminary plat approval. I suggest that you, or your <br />representative, be present at these meetings to answer any questions that may arise. If you have <br />any questions, please feel free to call at 427-1410.
