The purpose of the project is to create walkout <br />building sites. In this case, Staff attempted to notify all property <br />owners within 500 feet of the subject property. <br /> <br />Observations: <br /> <br /> The applicant is lSroposing regrading four lots to raise the building pad elevations four to seven feet <br /> to accommodat~ walkout type homes. It is Staff's opinion th~"hhig proposal is adequate, in <br /> '[h~fi~~Xi~-fih~drainage situation largely unchanged. However, it should be noted <br /> that currently m~n~ff flows down Andrie Street from the intersection of 153rd to catch basins which// <br /> are located betw~n Lots 7 and 8, a distance of approximately 1800 feet. Generally, overland flow5 <br /> should be limited to a distance of 700 to 800 feet. Large distances result in flooding of the wheel[ <br /> line portion of th~ roadway during intense storms. A preferable method of handling the drainage\ <br /> would be to inst~ll additional catch basins in Andrie Street along the south line of Lot 5, which/ <br /> would drain wefltward into a pond on the golf course. This line would cut the overland flow <br /> distance on Andtj'e Street in half, much closer to the desireable distances, as well as provide an( <br /> outlet for the re~ yard drainage. <br /> <br /> Several neighbo~'ing residents have expressed opposition to the modification stating that they <br /> purchased there ~ts with the understanding that the existing grading represented essentially the <br /> final grading and[that the amount of grade change being proposed is not acceptable to them. <br /> <br /> A second concern is that the change in grade will result in the steepening of driveways to these <br /> homes. <br /> <br /> A final concern iS the impact to neighborhood aesthetics with these 4 building pads raised as much <br /> as 7 to 8 feet. <br /> <br /> <br />
