Utilities: The plat will be served by municipal water and sanitary sewer. <br />Sanitary sewer will be extended north off of Jasper Street N.W. and a 40 <br />foot drainage and utility easement is proposed along the common property <br />lines between Lots 2 and 3, Block 3, to accommodate this extension of <br />service. <br /> <br />Streets: Lot I will be the location of the new AEC facility and access is <br />proposed at both County Roads #56 and #116. A letter from the Anoka <br />County Ffighway Department dated May 30, 1995 finds the access scheme <br />to be acceptable; right of access along the remaining portions of #56 and <br />#116 will have to be dedicated to Anoka County. <br /> <br />Park Dedication: The plat was reviewed by the Park Commission at it's <br />regular meeting in June. The Commission recommended acceptance of the <br />27 acre wetland/park/open space area in the northeast corner of the plat as <br />satisfaction of the park dedication requirement. Development of a trail <br />system and picnic sites is to be resolved at the time of site plan approval of <br />the new AEC facility on Lot 1, Block 1. In accordance with the <br />recommendation of the Park Commission and City Staff, the park area has <br />been delineated in such a way that there is a minimum 12 foot wide strip of <br />high ground around the wetland and between the wetland and the <br />sedimentation pond in the eastern portion of Outlot A. <br /> <br />The Planning Commission wilI be meeting at 7:30 p.m. on Wednesday, July 5, <br />1995 at the Ramsey Municipal Center, 15153 Nowthen Blvd. N.W.
