o <br /> <br />o <br /> <br />SUMMARY OF DRAINAGE ISSUES <br /> AUGUST 8, 1995 <br /> <br />ParaBody ~ Highway #10 Site <br />Large pav~id area, no provision for conducting drainage off-site. Low paved areas pond <br />during hea~y rain events. Water is pumped over the railroad tracks by the property owner. <br />An ouflet for drainage will be addressed in the current storm sewer comprehensive plan. <br /> <br />Wetland 658 <br />This is the !wetland west of Trunk Highway//47 and south of 149th Lane. This wetland <br />has no outlet and the development of Sunny Ponds and Ramsey Meadows has increased <br />the rate of run-off into this wetland. Occasional complaints are received from residents <br />along Trunk Highway #47 about high water in the back yards. Most of these complaints <br />have comelduring dewatering operations rather than from precipitation events. An outlet <br />for this wetland will be addressed in the current storm sewer comprehensive plan. <br /> <br />Wetland 659 <br />This is the!wetland east of Trunk Highway #47 which lies along the common border of <br />Amber Ridge, Willow Ridge, and Gorham's Sandy Acres Estates. The recent development <br />of Amber Ridge and Willow Ridge has increased the rate of run-off into this wetland. <br />Previous tO the development of Amber Ridge, there was no outlet for this wetland; <br />however, the storm sewer improvements associated with the subdivision included an <br />overflow t¢ the Rum River. The overflow, however, does not provide sufficient flow <br />capacity when the water levels are less than one foot above the designated ordinary high <br />water marki Complaints have been received by residents in Gorham's Sandy Acres Estates <br />south of 150th Lane relative to the flooding of portions of their back yards. A suitable <br />outlet control structure will be addressed in the current storm water comprehensive plan. <br /> <br />Back Yard Flooding at 14600 Waco Street <br />Several baqk yards on the west side of Waco Street in this location have been subject to <br />occasional flooding subsequent to the development of the Amber Ridge subdivision. Prior <br />to the development of Amber Ridge, an area of 4.8 acres of the Rivers Bend subdivision <br />drained into a depressed area which was filled in conjunction with the Amber Ridge <br />development. The storm sewer improvements which were constructed to addr6ss the <br />drainage ha~/e not functioned up to expectations and additional modifications are in process <br />with the Amber Ridge developer. <br /> <br />Back Yard ~ooding at 6384 143rd Lane <br />This lot is [i:>cated at the southeast comer of County Road #57 and 143rd Lane. The back <br />yard is naturally low and drainage from a portion of Hunters Hill is directed into the <br />property. A dry well is in place in the low spot of the yard; however, substantial standing <br />water occurs in the yard after precipitation and snow melt events. A culvert beneath <br />County Road//57 is in place at an elevation lower than the walkout elevation of the <br />residence, past experience shows that standing water has never reached the culvert or the <br />residence. ~A storm sewer should be considered to redivert run-off generated from the <br />street away Prom the property. <br /> <br />Back Yard Flooding at 16560 Yttrium Street <br />This lot has a naturally low area which receives drainage the surrounding unplatted <br />subdivision~ (Menkvelds Unplatted). A dry well has been constructed in the low area. <br />During the last rapid spring melt, the property owner indicated the water had ponded within <br />a short distance of the structure before draining into the dry well. <br /> <br />Side Yard ~ooding at 17410 Chameleon Street <br />This lot has ra naturally low area on the south side of the residence which receives drainage <br />from an area to the north and west. Past flooding has come within several feet of a walkout <br /> <br /> <br />
