I <br /> I <br /> I <br /> ! <br /> I <br />I <br /> I <br /> <br /> I <br /> I <br /> I <br /> I <br />'1 <br /> I <br /> I <br /> I <br /> I <br /> <br /> CITY OF RAMSEY <br /> DEVELOPMENT PERMIT <br />ANOKA ELECTRIC COOPERATIVE (AEC) <br /> <br />Exhibit C <br /> <br />On August 22, L995, Site Plan approval was granted by the City of Ramsey ("City") to AEC, <br />("Permittee") to x>nstmct a 185,000 square foot headquarters facility ("Structure") on the property <br />which is legally described as follows: <br /> <br /> Lot 1, BlOCk 1, AEC Energy Park, Anoka County, Minnesota <br /> <br />the ("Site"). <br /> <br />This approval is lissued pursuant to §9.03.06 of the City Code. The conditions of this approval are <br />as follows: <br /> <br />3. <br /> <br />4. <br /> <br />5. <br /> <br /> STRUCTURE. Ail building plans must be prepared and certified by a registered <br /> engineer'm' architect. <br /> <br /> STATE i BUILDING CODE COMPLIANCE. The structure shall be constructed in <br /> accordan~Ce with the requirements of the State Building Code. <br /> <br /> SITE PLAN COMPLIANCE. The structures shall be sited and constructed on the Site <br /> as showtl on the Site Plan submitted by the Permittee,-which Site Plan consists of one (1) <br />sheet dal~ed July 24, 1995, revision date , which is attached to this document as <br />Exhibit B. <br /> REQUIRED IMPROVEMENTS. The Permittee shall construct and install the <br /> followinl~ site improvements on the Site in accordance with the specifications and location <br /> as shown~ on the Site Plan. The Required Improvements are as follows: <br /> <br />a. Bituminous driveways, parking, loading, maneuvering and storage areas, except <br /> f6r the pole storage yard; <br />b. 1i-612 concrete curbing along the perimeter of all bituminous surfaces; <br />c. Site grading in accordance with the Grading and Drainage Plan consisting of one <br /> (!) sheet prepared by Hakanson Anderson Associates, Inc., dated July 7, 1995, <br /> r6vision date ; <br />d. Srgt, seed, landscape and screening plantings in accordance with the Landscape <br /> Plan consisting of one (1) sheet prepared by Boatman Kroos Pfister Rudin & <br /> Acsociates dated July 20, I995, revision date .; <br />e. Fire lanes and fire lines around the perimeter of the Structure; <br /> <br />The ("Required Improvements)". <br /> <br />VARIANCES. A five (5) foot variance is herein granted to the 35 foot building height <br />restrictioi'~ and to the requirement for hardsurfacing the pole storage yard area as identified <br />on the Site Plan. <br /> <br />FIRE LANES. Fire lanes shah be maintained on the Site. The exact location of these <br />items on the Site shall be as directed by the City's Fire Chief. <br /> <br />LIGHTING. Any lighting installed on the structure or in the parking lot shall be <br />designed;so as to deflect light away from Ramsey Boulevard N.W. and County Road #I 16 <br />N.W. <br /> <br /> <br />
