I <br />! <br /> <br />Subdivision <br /> <br />Design Standards § 9.50.30 <br /> <br />Subd. <br /> <br /> a. <br /> <br />description of the separately described lots or tracts resulting <br />fi.om the proposed division or consolidation shall be filed with <br />such plat or survey. The plat or survey shall also show the <br />location of aH buildings then existing and all proposed swactures <br />to be built upon the lots or tracts to be divided or consolidated. <br /> <br />Fees. Upon receipt by the City Staff of the application <br />required by Subdivision 2, and upon the payment by the <br />applicant of the fee, the City Staff shall make a physical <br />inspection of the lot or lots proposed to be divided or <br />consolidated. The application fee for division or consolidation <br />of platted lots shall be set by Council resolution and shall include <br />aH park fees and costs incurred by the City Staff in review of the <br />application. <br /> <br />Council Action. Following the inspection of the lot or lots to <br />be divided or consolidated, the City Staff shall cause the <br />application to be placed upon the agenda of the Council for the <br />next regular meeting of the Council following such inspection. <br />The City Staff shall wansmit to the Council the application and <br />all materials related thereto with their recommendation with <br />respect to the application. When a proposed subdivision moves <br />interior lot lines and by so doing docs not create additional <br />bulldable lots and does not create any lot which is substandard <br />for the applicable zoning district, or any overlay district, in <br />which it lies and for which is not created a need for a new road, <br />such new property description may be approved by the Zoning <br />Administrator if it is found the resulting configuration will not <br />have adverse effects on surrounding property. Should the <br />Zoning Administrator determine the moving of interior lot lines <br />may have an adverse effect on either adjoining property or may <br />circumvent other applicable zoning restrictions, the Zoning <br />Administrator then shall require the subdivision to proceed to <br />Council pursuant to applicable provisions of this Code. <br /> <br />Building Permits. No building permit shall be issued for the <br />construction of a structure on lots or tracts divided or <br />consolidated conwary to the provisions of this subsection. <br /> <br /> Division or consolidation of unplatted lots. <br /> <br />General Rule. The division or consolidation of lots which <br />are not part of a recorded plat and tracts which are not part of a <br />recorded Registered Land Survey are subject to the provisions of <br />this subsection. This subsection shall be applicable to plats with <br />three or less lots that require no construction of streets or utilities <br />other than services to existing laterals. It is the intent of this <br />section to require the division or consolidation of unplatted lots <br />to be platted. <br /> <br />Platting Procedure. Prior to making formal application for <br />Subdivision or consolidation of unplatted lots or tracts of land, <br />the owner or subdivider shall meet with the City Staff and <br />present a sketch plan for preliminary approval. The sketch plan <br />shall be sufficient to show the City Staff the intent of the owner. <br />If the proposed sketch plan meets the general criteria of this <br /> <br /> <br />
