Subdivision <br /> <br />Design Standards § 9.50.30 <br /> <br />do <br /> <br /> section, the City Staff shall authorize the owner to proceed with <br /> the final plat. Upon approval of the sketch plan by the City <br /> Staff, the owner shall file a formal application for such <br /> Subdivision or consolidation with the City Staff together with a <br /> copy of a preliminary final plat showing the proposed <br /> dimensions of the lots or tracts to be divided or consolidated. A <br /> written description of the proposed plat shall be included with <br /> the proposed plat. The plat shall also show the location of all <br /> buildings then existing and all proposed structures to be built <br /> upon the lots to be divided or consolidated. <br /> <br />Fees, Upon receipt by the City Staff of the application <br />required by Subdivision 2 and upon the payment by the <br />applicant of the fee, the City Staff shall make a physical <br />inspection of the lot or lots proposed to be divided or <br />consolidated. The application fee for division or consolidation <br />of unplatted lots shall be set by Council resolution and shall <br />include all park fees and costs incurred by the City Staff in <br />review of the application. In addition to the application fee, <br />$300.00 shall be placed in escrow with the City which will be <br />utilized to defray expenses incurred by the City in employing the <br />services of the City Engineer, City Attorney and other <br />professional consultants in review of the proposed plat. If after <br />final action on the proposed plat a surplus balance remains in the <br />City's account, said surplus balance shall be refunded to the <br />subdivider. <br /> <br />Plat Requirements. Required data for platting under this <br />section shall be as follows: <br />1. Identification and description - same as §9.50.03 Subd. 2a <br />2. Existing conditions - only items 1, 2, 3, 4 of §9.50.03 <br /> Subd, 2b required. <br />3. Design features - only items 2, 5 and 6 of §9.50.03 Subd. <br /> 2c. <br />4. Additional information: <br /> (a) Statement of proposed use of lots, <br /> (b) Dedication of street right of way in conformance to <br /> City standards if not previously dedicated. <br /> <br />Council Action. Following the inspection of the lot or lots to <br />be divided or consolidated, the City Staff shall cause the <br />application to be placed upon the agenda of the Council for the <br />next regular meeting of the Council following such inspection. <br />The City Staff shall mnsmit to the Council the application and <br />ali materials related thereto with their recommendation with <br />respect to the application including any reports by professional <br />consultants as deemed necessary.
